Look at 100 houses, at a minimum, look at 200 if you can. You will be able to tell right away for the square footage, and amenities, what will sell and for what price, and what neighborhood. This will determine your basis of what you do and do not buy.

Once you’ve looked at 100 you’ll know.

Using sales agents is an easy way if youl can get them to do it. Make sure they give you sold comparables in the last six months or less. Compare them on Sq Ft and numbers of bed rooms and baths. Average them out and make sure they are in one mile or less. Then drive be the comps as well as the subject property. Make sure the areas are comparable. You may also get comps off the local county tax site if they have them or from a comercial service like Real Quest if you wish to pay for them. Don’t cut it close. Make sure there is plenty of margin.
