Hi,
I just got off the phone with someone that’s been trying to sell her MH for the past year. She’s claiming to have gotten 3 offers but that the buyers have been unable to obtain financing because the home hasn’t been converted into real property.
Apparently the home is paid off, and the land has a loan of $35K on it ($489/mo.), with an additional $7K in arrears. It’s on a 65x125 lot. Says that the offers she’s received are for $72K, $62K, and $55K and that she has the paperwork ready to convert to real property - her problem is that she doesn’t have the funds to do so. She basically wants $1-2K to walk.
The problem is, I don’t know the first thing about MHs. I’m a newbie as it is, but the deals I’ve done are SFHs. Is this even a deal worth taking a second look at? Any advice? Is there anyone in vegas that can help?
