Lots of web info out there but most if it is second hand and I find that the slicker the presentation, the higher the price. If you’re on the coast do you really care about homes in Nebraska??
You need to dig locally. Talk to the park managers and see if they have any repoed homes in the park and who to call about them. Call the banks (start with the small, local ones) and ask if they lend on mobiles (good exercise anyway to find lenders for your buyers so you can do a cash deal every now and then) and see if they have any “homes that are giving them problems”. Ask if they know of any at their other branches (if they have them) or know of any other lenders in the area that might deal in mobiles.
You can also call the national numbers for Conseco, Greenpoint, The Associates, Oakwood etc and see if they have anything local.
Remember, the easier it is to get the info, the more competition you’ll have.
