What have those of you who rent or carry notes found in the way of tenants or buyers? What are the best kinds? Young, old, married, single, kids, no kids???
I have to say I worry about kids unless the parents are exceptional. It would seem that the older age bracket (perhaps on fixed income) would be logically the best/most stable. If you could entice this age bracket with reasonable loan payment or rent payments it seems this “generation” would be the most likely to stay put and not tear up the place…maybe even keep the yard nice.
Just wondering. I’ve never been a landlord before nor have I carried a note.
Or is flipping simply the best way to go period?
