i have read in CRE posts that it’s better to pay full commission to agents so that they’ll do the best work
but with so many properties and inflated prices in this area, a 6% comission is a big chunk…

My agent charges me 4.5% normally. She charged 4% on my last deal. If you bring lots of business, you can negotiate for a better rate with your agent. I’d be glad to give you a referral if you email me.

As for for sale by owner, most of the buyers come with an agent so you can’t get away from paying 3% buyer’s agent fee anyway. So I don’t mind paying additional 1-1.5% for a full service from my agent.

I was shocked when i heard commission was 3-6% when i got in the USA…back in England, 1-1.5% (sometimes 2.5% with a top firm if you are using several agents) is the norm. I recently paid 1% on 2 properties, one worth $160k the other $220k

Here in Coastal California, we have a similar very high priced market. I saw something in the newspaper that said that the average commission agreement in the San Fran Bay Area is around 4.7%.
