Because a deed was not recorded does not make it invaled, however the law is first in time first in right.

This is a follow up to a message below (Subject: seller screwed by investor)
In a nutshell… Investor got the deed sub2 and made 5-6 mortgage payments then stopped.

My question is this. What if the investor in question did NOT record anything? I intend to do my own title search first thing monday morning. What should I look for?
There was a warranty deed to trustee signed by the seller to a third party trustee. (A cousin of the investor or something) Is this what I look for?

And if there is nothing recorded, did a deal really take place?

Is there anyone that has done a title search that can point me in the right direction? Thanks!
