“Quiet Title” is best described as, court action to settle a TITLE dispute.
Example: People may use quiet title action to:

Substantiate the TITLE of a squatter.
Extinguish Easements.
Release a DOWER interest
Remove any CLOUD ON TITLE.

A Quiet Title (aka a Suit to Quiet Title) is a lawsuit that you would instigate whenever the title/ownership is very complicated/“messed up”. Due to: messy estates, heirs that died–leaving more heirs that died too (we’ve had lots of these), tax deeds/tax liens where the old homeowner has a right to redeem, or genuine unclear ownership.

You definitely wouldn’t do one unless your title company/attorney recommended it and in Atlanta it costs about $2000 and takes about 6 months.
