The note - an IOU or promise to pay. This can be endorsed just like you would a check.

The security instrument. This is generally a trust deed or a mortgage. This document is assigned through an “Assignment of Trust Deed” or “Assignment of Mortgage”. It is a simple form that any decent title company or real estate attorney should have available.
