You could have a survey made of the property you want to buy, and subject to local zoning laws, carve out the property you wish to buy from the big parcel. See it all the time in the title biz.

I’m looking at some property that has 2 houses on the same parcel. According to tax records, they are taxed together as one property at the same address. One house is a 2br,1ba and the other is a 1br,1ba. I’m not really interested in the 1br, so is it possible to separate these properties so I can just buy the 2br. My exit strategy is to remarket the house with seller financing. I feel that it would be easier to resell without having to add the 1br in the purchase price. What would you do? Would you make an offer on both of them? Any suggestions would be appreciated. Let me know if you need any more information. Thanks in advance for your assistance.
