Multiple offers are common. Present them all in one offer document. I use a letter of intent, myself. Good luck.

I am planning on putting in an offer on a nice 3 bd condo this weekend. I was told by a number of people that you should use multiple offers so the owner can take their pick.

Question 1: Do many of you professional investors use mulitple offers??

Question 2: IF you use multiple offers, do you have to submit three different purchase contracts to the realtor or just write up a letter describing different ways of purchasing?

Ron Legrande teaches this in his “Multiple Offer Strategy” course. My problem with using it is, what if the seller decides to use it like a Chinese Menu…"I’ll take this from Offer #1, and this from Offer #2, and this from Offer #3?
When you’re dealing with an individual seller, I think Joe Kaiser’s approach is better. Sit down with the seller at his kitchen table and find out what he wants, then see if there’s some way you can give that to him. Then, sign an agreement right then and there.
