The answer to this question largely depends upon your area…Here in Washington, I deal with a large amount of two bedroom homes - even the 12’s versus 14’s go great. They are the norm and seem to sell well. A 3 bedroom is a commodity around here, however, they sell like hotcakes when I do buy one.
I have heard that on the East coast, 3 bedrooms to be the norm and plentiful, this in turn makes 2 bedrooms much more difficult to market.
Take a look around and see what the norm is for you market area.
I have found several 2 bedroom 1 bath homes and a few 3 bedroom 2 bath homes. Does it really make a differece on Lonnie Deals as to which works better?

My area is similar to Jacque’s. 2 bedrooms abound and that’s what I deal in mostly. Have no problem selling them although I have to spit and polish more than most other areas. I get chills whenever I do find the rare 3BR though as my profit margin is better and holding costs are lower because they sell so quickly.
