try asking an appraiser that deals in your area, it may also depend if the bsmt is paartially finishd or not, (does it have a bath ?), it really depends on the area.

How do you establish what a basement is worth if there are no comparable sales of houses with basements in the subdivision? It’s a 3 yr old subdivision with only one resale – no basement. Best I can tell, the original purchase price from the builder was about the same for homes with or without a basement.
I expect it’s worth more when you’re selling and less when you’re buying, but how do you put a stake in the ground on what it should be?

Around my neck of the woods, it’s about 10k for homes priced under 100k.
