I’m not an expert in title insurance, but I seem to recall that title insurance is an insurance POLICY that protects the holder from loss sustained through defects in the TITLE. A DEFECT may include an unresolved claim against OWNERSHIP that prevents
presentation of MARKETABLE TITLE. A TITLE COMMITMENT is a promise by the Insuror to provide TITLE INSURANCE.
