Purchase to sale. Just curious.

I just put my first one on the market last week. 7 months. Had to wait over 5 months for the condo assoc. to effect repairs on termite damage. Starting #2 now.

Steve,

Our average used to be about 90 days from close to close.

We are starting to take our time and take the bonus that appreciation has been giving us, so we may start holding them for 6 months from close to close.

Hmmm, almost like asking “how high is up”?

On a “light” rehab (cosmetics only), I’d say it’s about 1-2 months. My record on anything that needed any work is 23 hours from buy closing to sell contract.

I’m almost at 90 days and still working on my current project. It’s one of those houses that everything I tear apart ends up needing “inside/structural” repairs. Good thing I always overestimate my repair costs.
