It’s not a matter of drawing a line, it’s a matter of each deal speaks for it’s self. Personally I feel that if you’re going to invest in a undesirable area, you should do it with a fix up property where you can make a nice profit and for short term, or flip.

If it’s going to be a portfolio or hold property, then you want a good area, with appreciation, good schools, etc, Make no mistake, you can make money in both.

Am a first time investor. I have looked at several properties and seem to have found one that looks good. It’s a duplex currently rented for a total of $800 a month. The sale price in $53,500. It’s in a bad part of town that has few prospects of getting better. This is one of the nicer properties in the immediate area. Even though there would be a positive cash flow, when do you draw the line on investing in a deteriorated neighborhood.
