I can buy any house in my city for all cash, if the sellers are willing to take sixty cents on the dollar. They don’t know that however (although I’m sure they suspect they aint gonna get full price for it). So when they call, it’s my job to find out what the seller NEEDS, and to find a way to give it to him, and still make a few bucks for me. Sometimes the seller realizes that he doesn’t really need all cash, and that he can accept payments for his equity. Or maybe he needs cash, but not as much as he thought. You have to find out what he needs, and figure out how to satisfy that.

I want to place an ad saying something like - “will buy your home ALL CASH!” I see these all the time. How can I guarantee that I can pay all cash if most lenders lend only a percentage of the appraised value? A lot of my hesitation in placing such ads is the fear that I won’t be able to carry through on what I claim. Everyone makes it sound so simple to get money. I must be doing something wrong.
