The easy way to build a good relationship with anyone is to offer your hand to them and just be yourself. I would first get to know the PM on visit one, then perhaps come back to discuss business at a later date. And always bring 'donuts on the second visit. You probably don’t need them, but I like 'donuts… as do most people.
Once you have the basic relationship going, the rest is how you handle yourself. From your post, it would seem that you are a very sincere person, so just be “you” and ask the questions you want answered.
