Hi,

I am looking at some nice properties that are worth around $150k in Atlanta, but HOA fee seems to be pretty high, around $700. In a lease option deal, would you make the tenant pay the HOA fee? Or build the fee into the rent? Please share what you do in a situation like this.

Everything is negotiable. I would try to make them pay for it by telling them that they are going to be a homeowner so they better start getting used to it (not quite in those words, much more tactfully).
Or I would use it as a negotaiting tool. If they aren’t happy with the price, the option payment, the rent or anything else you can say "well, I generally don’t do this but if you agree to this I will pay all of the HOA fees for the term of your lease.
