I never find wholesale properties that are listed. I find them down at the courthouse or with small bank REO’s. Or if the seller is paying on two houses, or is going through a divorce. Out of state property owners are a good way to get a wholesale deal.

The key to getting a wholesale deal is working with motivated sellers. I find that about 99% of the listed property in the MLS are not really motivated to the point that I can get my offer accepted.

Do you find most of your wholesale deals through listed properties? I am an agent and I am just wondering if you make most of your wholesale deals through properties that are in the MLS. If so, are they normally foreclosures? Estates? I would like to know if you find more deals that way or through marketing and farming certain areas.
