I have been to a couple of meetings and they do have discounted properties available. Good luck in your future fix and flips. This year is going to be interesting with the amount of Foreclosures coming down the pike and the banks will have to start discounting them a lot more than they have in the past.

Stewart, yes, the winters may be a bit warmer where you are, but remember,it’s a dry cold here in Colorado
and we don’t sweat from the summer humidity.

That’s not necessarily true. A quick sale and fast close will net the agent more money for theirtime than a high prices but barely qualified buyer sale will - because they have time to make it up in volume. Some agents understand this and will work with investors on that basis. I have had sellers agents recommend my lower (not a lot lower) offer over that of an owner occupant because investors are more likely to close earlier (and if you do a 1031, the amount of work the agent has to do is minimal).

Rich, I’m trying to buy a fix and flip, so I doubt an agent will have anything with a deep enough discount to make it work. An agent I recently contacted referred me to a wholesaler. I met the wholesaler and he offered half off his fee on a 27% below market price property if I slept with him. I declined.

OK, that’s kind of scummy. But how about this:

In the three states where I have property, the Property Managers are all required to have RE lic. They also have MLS access. I get calls from mine from time to time letting me know of investors pulling out, selling or properties that are in poor condition needing a rehab. If the person is a FT property manager, then the sales commission is not their thing. This might be a happy medium.

Uuuummmm…I’m glad that you have morals. I guess…Ok anyways…I work with RE agents and one specific realtor. They have access to the MLS which can be good or bad. Good for me cause they know what I’m looking for and they know what I would be willing to offer. My realtor and I have offered ridiculous bids for REO’s. One was listed at 54.5K. He told me that we should offer 30K in cash. I lost out on that property…imagine that. So we moved on to the next house. Find someone that knows the market, knows what you are looking for, and this will eliminate alot of headaches.
