If the tenant is good, keeps the place clean and pays the rent on time, leave them be. I would consider it unfair to evict them.

Once you have the deal sewn up you could offer to sell to the tenant first, if they turn it down offer it for sale to the public.

Then sell with the tenant in place as an investment property.

If the tenant is a bum and doesn’t pay rent, start eviction immediately before you even take possession.

I have a wholesale deal in the works but the owner has a tenant in the property and doesnt have time or the want to , to evict him should i do the deal and evict him myself or would that be the responsibility of my buyer.

Steve: I take care of it before I sell. I don’t evict if I can pay the tenants or squatters to leave and take as much of their stuff as possible. My opinion is that you won’t get a very good deal when you sell with the tenants in it. Use the tenant issue to get a good price from your seller.
