a few were, the others were to FSBO’s where I knew the parties were divorced. It is amazing what people will tell you when you give them a little smile and are genuinely concerned about their situations. Tomorrow I am going to all of the foreclosures that were filed in my county this week and I am getting alerts for preforeclosures sent via email from a site I subscribed to.
I originated many years ago and I got the idea for it from a contract I’d seen
at a pawnshop, where each paragraph needed to be initialed and it basically
covered everything.
Today, (and just for fun!) I’m starting a reward program and offering $50 to
anyone who finds it (or some close version of it) in anyone else’s course and
lets me know first. I’m guessing there are dozens of them out there . . . have
you seen it copied and used elsewhere?
The list starts here, and hey, it’ll be fun!
I listened to an audio the other day and some guy mentioned he’d created it
to cover everything that’s ever happened to him in his investing business,
which is pretty weird, when you think about it, because so did I (what a
coincidence ;-).

Hmmmmm,
Someone else told my about Bililam’s course and my doc, but Billiam
assured me in a private email that (1) he had not used it, and (2) if he
had, he was forgiven.
I am in no position to put any “whiz bang” courses together right now! Still looking for my 1st deal. I have done a lot of condo’s in Myrtle Beach and Virgina, pre constuction, but this is my first effort w/ distressed properties. This site has been great though and the articles you have on here are great!
Well just checking Bill’s course I would say he is using your document or one the is almost the same. He calls it the Ultimate disclosure. If you want a copy then email me and I will send you one. As far as I know it is part of his MO. Most of the stuff in the course was learned from Dealmakerscafe. My business partner remembers his posts on the forum. Of course he didn’t acknowledge the people that run the website nor the people that answered his questions for their help.
that is my plan. I have submitted 5 offers so far, all rejected, but I am making sure to cover all my bases. I would rather get the offer rejected than risk losing money. Fortunately I have other income so I have the ability to wait for the right deal to come my way.
