7 duplexes 14 total units 2br/1.5bath
$460,000
taxes roughly 5000/yr
insurance roughly 6000/yr
rents for 450-500/each
estimated repairs: 5000/per building for siding and termite damage, new carpet and paint for 5 of the 7 buildings
financing: 90% bank, owner holding 10% nothing down by me

those are the details that i can think of. this is my first “big” deal to work. If several of you would be so kind as to give me your 2 cents worth, I would appreciate it.

My quick math says about $500 a month. I’ll assume your calculator is broken, as you should have been able to figure this out yourself.
