Sometimes you can get the owner to sell you the property, if you get there early enough. In some instances, I have talked with owners who had left the property and didn’t know they still owned it. They said “We gave the house back” There is a time period in between the annoucement and sale that it can be bought from the owners. At least this is true in GA.

I heard somewhere that VA loans in the foreclosure process are sometimes discounted prior to the Sheriffs sale. Does anyone have any info on this subject. I would like to buy the property from the owner prior to the auction, if it can be discounted for less than they owe. Thanks for any help in this field.

A bank or mortgage company probably currently owns this loan…it’s just guaranteed by VA. Your chances of getting the loan discounted by the lender are remote…since they are guaranteed by VA.
