This is something I put together when I was starting out. I really don’t use it anymore, but it was saved on my hard drive. I have it in Microsoft Word if anyone wants it emailed.

My disclaimer: This thing may not be completely, so use it at your own risk.

QUICK INSPECTION CHECKLIST

PROPERTY ADDRESS:

DATE:

  1. INTERIOR ROOMS / ROOF STRUCTURE
    a. Layout is acceptable, no weird features, adequate closet space, etc.
    b. Ceilings (holes, cracks, leaks, termite damage, skylights, etc.)
    c. Walls (holes, cracks, termite damage, etc.)
    d. Interior paint (walls, ceilings, etc.)
    e. Floors/Stairs (cracks, holes, squeaky, wobbly, termite damage, etc.)
    f. Carpet / Flooring
    g. Fireplace
    h. Attic (trusses, termite damage, insulation, etc.)
    i. Porch / Patio / Decks (floor, roof, termite damage, screens, etc.)
    j. Garage / Carport (floor, roof, termite damage, garage door, etc.)
    Comments:

  2. KITCHEN
    a. Cabinets, counters, and sink
    b. Appliances: Note which ones are included in the sale (refrigerator, oven/stove, dishwasher, garbage disposal, ceiling fans, satellite dish, etc.)
    c. Kitchen plumbing
    Comments:

  3. BATHROOMS
    a. Cabinets, counters, and sink
    b. Tub, shower, and toilet
    c. Tile color is reasonable
    d. Bathroom plumbing
    Comments:

  4. DOORS / WINDOWS
    a. Doors (condition, locks, sliding glass, etc.)
    b. Windows (type, condition, etc.)

  5. ELECTRICAL
    a. Breaker box (looks ok, fuse box, etc.)
    b. Wiring problems (outlets and switches work, aluminum to copper connections, etc.)
    c. Ceiling, wall, and other electrical fixtures are ok

  6. AIR-CONDITIONING / HEATING
    a. Type (central, wall units, etc.)
    b. Condition of inside unit / wall units
    c. Condition of outside unit (compressor)
    Comments:

  7. PLUMBING (Besides Kitchen and Bathrooms)
    a. Water heater
    b. Lawn sprinkler system
    c. Washer/dryer hookups
    d. City/County sewer or septic tank
    e. Swimming pool (pool pump, pool surface, cracks, etc.)

  8. EXTERIOR WALLS / SOFFIT & FASCIA
    a. Exterior walls (cracks, holes, termite damage, etc.)
    b. Exterior paint
    c. Soffit & fascia (rotted wood, paint, etc.)
    d. Ad on rooms, enclosed carports (same exterior building material, etc.)

  9. ROOF AREA
    a. Roof (type, overall condition, shingles, flat, gables, etc.)
    b. Chimney area
    c. Gutters and downspouts
