Living in VA and not optimistic about finding rent-to-value ratios over 1%. With that said, I am breaking out the major expenses to get a rough worksheet for cash flow and could use some feedback:
Vacancy Allowance - 5%
Uncollectable Allowance - 5%
Fire & Liability Insurance - ???
Management - %10
Maintenance - 5%
Mortgage - [fill in the blank]
Taxes - ~1%
I intentionally left out the up front repair costs and ongoing income tax. Can you think of anything major that I missed, under- or overstated? Any suggestions on a rough insurance premium percentage to work with?
