If the land comes with it, it looks like a deal I would pursue. I would want to know the traditional due diligence, especially due to the age of the home. Can you replace the home and what are the costs and steps to do so?

There is a 1978 single wide on a city lot with a newer two stall garage. This home appears to be in a really good shape. This little city has a unique city utility arrangement. Water, sewer, garbage is only $100 per year!

The asking price was $29,000 but it has been on the market for 9 months and now the price is $24,000.

I am thinking of offering $15,000 and see what happens.

I coudl rent it for about $500-$550 a month with tenant paying everything.

OR would this be a good one to owner finance? I could buy it with equity from another property.

Any ideas on how to make money with this one?
