thanks for the post. The best one was the last where it said, double costs and time frame, if you still make a profit its a good deal. Great advice.

Good article, but if I had used #1 as my guide, the way I’m interpreting it, I would have only done about 10% of the deals I’ve ever done.
It is always about a motivated seller to me and I work from there. They are the seeds and I can plant them or not plant them. I figure that’s my job, to gather seeds and plant them when everything points to a good crop, and of course you never waste the time and effort needed to plant a bad seed and hope for a good result.
