i am in michigan and looking at a 7 unit that was a former motel zoned commercial now zoned residential.i am looking for a bank that will do a zerdo down financing on this property,it cant be operated as a motel anymore with the residential zoning but can be rented on a month to month basis can anybody help?

Only way you are going to get anywhere near 100% is with the seller carrying 20% and equity in properties other than the subject.
