It is a little hard to say what you should do. Most markets are very
local. At the same time I know nothing about your experience and your
abilities.
Speaking for myself I travel a lot so I avoid most deals where I would
have to be hands on with repairs or management. Others focus on turn
around situations where they can be on-site day or night.
What is the long term view? Do you want to grow your money or are
you mostly looking for a defensive play?
Do you want to be hands on or are you looking for more passive
investments?
Do you have any experience managing property?
Cash is great so go slow and do the right deals. Right being something
that works for you and your lifestyle. There will always be good deals
and you do not need to rush. There are even people out there who can
help once you have a clear objective.

sit on the money and develop a strategy before investing.
