Most Realtors associations have “standard” forms that offers are wrote up on. Chances are that this is all any agent will use. The reason is these forms have been designed and approved by attorneys. I would guess no one would do what you suggest.

Most agents can fill out these forms in a flash. It shouldn’t take any longer than what you suggest.

I have my Realtor submit offers in a one page letter to save time and make it simple. It say that she has a client that would like to make an offer of (x) price and the rest does not really matter. It is not a contract but, shows that we are interested. To every time write a contract for a deal would be crazy.

Is this advisable and does anyone have any suggestions?

Make your own letter of intent up. Specify if terms are agreeable that you will close. Put a clause for real estate commissions. Ask around some have a decent one that you can have a lawer work up for you. I have one in Kentucky, but I’m in Florida at the moment.
