I don’t think you can say that. What is this gentleman’s intentiion? To keep the property for years or a short term thing. He is sure to make money due to increased rents, appreciation, and tax savings…in the LONG term!! I don’t understand your statemet. Of course he should be sure to get a ggood deal up front.

I am a first time home buyer…I have decent credit and income…I it smart for me to purchase a 4 unit apt complex and go FHA with it? I know later on down the line I’d be into some nice positive cash flow?

Make your money going into the deal! If you are waiting for future income it may not happen. Figure this… Would you go to work daily for an employer for free if he told you he / she would pay you later IF he makes money?
