We want to get back into investing after a 9 month hiatus. However, our credit score is low right now. We got behind on a few mortgage payments in a row, because of my surgery. We are very behind on the credit card payments and trying to negotiate the late fees out and get on payment plans to redeem our credit. I know our credit will get back up there again, but it will just take a year or so to do it. Until then, we’d like to start doing deals. We are looking to do deals where the owner carries back 15% or so, or where we can step in with private money for our down and structure the deal to cover the closing costs. Does anyone have a program with fairly decent interest rate we could get into?

As long as the LTV based on the appraised price is low it is possible to do deals. Having a seler do a carry back is not a problem.
