JC that is a great question and has been answered throughly on this fourm. Its also in Lonnies book. Deals on Wheels. The basic answer is family parks.

Do a search of the archives on 55+ parks or senior parks and you will find a cornicopia of info that will expand on the pros and cons.

Better investment / less management (community ownership): 55+

“Lonnie deals:” All age (aka “family” parks)

In general, mature citizens pay better and take better care of their property (and your park is less likely to be featured on Saturday’s episode of “Cops.”)
