Unless the notary knows the signer personally, the signature must be witnessed in person by the notary.

I’ve just had someone offer to give me their deed if I will make the monthly payments for them. The question I have is when do I have to have it notarized. Do I need to have them sign it in front of the notary, or can I just have a notary sign it the next day? The prob is that its hard for me to be there during normal working hours, when I could go to a car dealership or a bank.

Look in the yellow pages for a traveling notary. For a nominal fee, they’ll meet you and your seller at the house after hours to get the deed signed.
