I have not added any rooms, but the only thing I can tell you is the obvious: Check zoning laws, get any variances you need, and get enough bids to figure out if this is even worth it.

Has anyone added a room to a small (one bedroom)home. Two bedroom homes in this market are selling for 90-95K. I can purchase for 42K. The home has a tenant that is willing to stay through the contruction. The house needs about an additional 2-3K in repairs. Any suggestions?

Compare const. cost Vs. market value of a 2 or 3 bedroom house.
DO NOT “OVER BUILD” (own the largest house in the area). Prices for larger houses (in a given area) are almost always lower when you concider ppsf= price per square foot.
