Hello,

Is it possible to have my name added on a sellers title?
Would I have rights to the property?
Would I need his signature to use the property as security?
If yes to the first question, can this be done at the kitchen table?

Yes. I had a deal like this offered to me a few months ago to get credit for the owner. But I knew the owner just a little too well, and (correctly) passed. But there’s no reason it wouldn’t work with a more responsible party.

This situation would usually come up if you went partners with another investor on a certain property. But there is no reason you couldn’t go partners on a property someone already owned.

  1. Yes, you could buy a half interest in someone’s property, or any portion of it they wanted to sell.

2)Yes. What rights would depend on how much of it you owned, and whether you were tenants in common, joint tenants or what.

  1. See (2). Depending which form of tenancy, you might or might not need his signature.

  2. You are going to need a good lawyer for this.
