I usually write the offer and don’t give the earnest money until the seller agrees and signs. Always have the money on hand though and provide it when required, don’t play games with the seller.

you wont get a chance to be creative if you dont know something about the sellers situation. go talk to him awhile, ask a few questions of his need/use for the money. then come back here
