If you can’t find any private individuals, then go to any mortgage broker in your town, and ask if they have any private investors that fund rehab projects. This will work.

Hard money lenders are expensive, that’s why they are called HARD MONEY lenders. However, you may not need a hard money lender to purchase forclosures. If interested, please email me.
