Pest, appraisal, and so on are usually done if (1) you have a cautious buyer or (2) if the lender requires it. You might want to see if the rehabber is using a lender because if they are, the sale could fall through because of this requirement - in other words, get the assignment fee up front.

I’m ready to make an offer to an owner on a property I plan to flip. Should I make the offer contingent upon the seller providing a clear termite letter, or say, a one year home warranty or should the offer be made on the property strictly “as is”? Who pays for these “extras”, anyway?
Afterall, a termite inspection or pest control inspection is gonna have to be done and paid for.
(Oh yeah, and should I mention anything about “non-refundable” or “non-refundable after xx days” on any AC (Assignment of Contract) I produce?
