A good formula is to completely ignore the assessed value. They can
be all over the map when it comes to the present, marketable value for
a place. Sometimes low and sometimes high.

I am about to attend a mortgagee auction where the assesed value of the home is $127,000 can anyone tell me a good formula that they use to figure out the approximate appraisal value. In this case it is hard to compare to other homes in the area because it is a 1 bedroom home.
