No you don’t need to have most of the common expenses that are required to obtain an instiutional loan. This makes assumptions less expensive.

You still would want to get some of these things to protect yourself. I always get title insurance and a termite inspection when I buy. Whenever possible, I get the seller to pay for these. Better safe than sorry.

If I assume a non-FHA/VA loan, do I still have to get a title commitment, survey, termite inspection, etc. or can I just sign the loan documents and have the seller execute the deed?
