If the parties are sufficiently motivated, you can often structure your agreements so each pays half of the total closing costs, leaving you with none.

I try to encourage everybody to agree to use the same attorney whenever possible. Keeps costs down, and gives me far better control over the deal. Too many attornies - especially those unfamiliar with CRE, which is most of them - just leads to unnecessary complications. Of course, some buyers/sellers will insist on having their own attorney involved also.

Hi,

I have a quick question.

If I am doing a quick flip, how many parties’ lawyer will be involved in the closing? I will have my own lawyer doing the title stuff, will my seller and buyer bring their own lawyer?

How can I avoid the legal fee in this kind of transaction?
They are quite expensive.
