Once you have these comparables or similiar homes in the SAME area then estimate your repairs. reduce your price by this information and make your offer. I hope this helps.

I am in search of a book/course that will teach me about the “basic” fundemantals of real estate. One that will teach me what documents are needed for purchasing and closing real estate transactions! Can you recommend one written in “simple” ez to understand language.

my favorite book for this is “Investing in Real Estate”, by Mclean. He leans towards lease/options for resale, but it does cover all the basics of general RE investing.

Go to a bookstore and check out ARCO’s “Real Estate Licensing Super Course”, and “All About Escrow and Real Estate Closings” by Sandy Gadow. Excellent books for the basics! These two should give you a good foundation.
