If she won’t sign a release, and is threatening to sue you, the only thing you can do is threaten to sue back. Either that, or if she is truly insane you could try to have her committed or have a conservator appointed by the court, and then you could negotiate with the conservator instead of her. The landlord is right not to get involved; they have nothing to gain by doing so.

Breaking a joint lease - Posted by Carrie Nixon

I entered into a joint lease in May 2003 that expires April 2004. I had to move out due to my roommate’s volatile behavior, I have even had to call the police on her, and now she says she will sue me for the remainder of the lease. Is there anyway out of this other than a mutual release? She will not sign one. My landlord also refuses to meet with me and says that this is between my roommate and I to figure out.
