Talk to the seller to find out what’s going on in his life. It’s extremely difficult to make a good CRE offer without knowing the seller’s true needs and desires.

Hello again,
The is a house in my subdivision, considering placing an offer on. Could you help with ideals please, not sure how to approach.
The seller offering the property for 164K (average home)found out from renter it is paid off and may take 155K, of course i currently have no cash and credit is on the rebuild. But how would yall handle this. My goal, would like to pull a lump of cash out, oh and it appears to be a renters market at present.
