I did a cash-out refi this month of a Hard Money loan I obtained in May 2003. My median credit score was 625, but with a high debt-to-income ratio, I had to go with a higher interest rate than I wanted. Now, I have paid off ALL consumer debt, credit score is is 675-700, debt-income is about .30 (thanks to high interest rate mortgage).

Is it possible to refinance a recent refinance? I occupy the property, and was wondering about any lender seasoning issue in Texas. Thanks to all on the message board.

I believe so! because the property is in texas - shouldn’t be a problem to do a rate and term/ if you’re looking to cash out - different story, there are a few lender’s that can help you with that if need be…otherwise, as long as there was no “pre-pay” on your loan,if there is, then you need to do the math first - time to inquire with your local mortgage broker!!
