You potentially have gift tax issues here as well as capital gain issues. You should work with someone who is very experienced in these areas.

My father helped us buy a house because of credit problems. We send the bank our payments and are repaying my father every month for the down payment. We now want to put the house my name. We bought the house 8 years ago for $140,000 now its worth $475,000 how do we avoid capital gains for my father.
