I have a company that claims they can eliminate capital gains tax on my property. What questions should I ask to see if they are legitimate?

unless they are either:

  1. 1031 exchange facilitators

or

  1. self directed IRA facilitators

the only other way to avaid capital gains tax is death.

Well I have a friend that is using there service and he told me it has worked well for him for the last two years. I think it involves trust. Have you ever heard of this?
