Yes his idea’s/techniques work with a previous BK, it makes things harder as far as obtaining financing. It becomes a real test of your Creativity. One angle that might work for you is to find sellers that are almost in foreclosure and offer them a wrap on their property. You as a buyer are offering them a way to stay clear of credit problems(foreclosure)and sometimes may even obtain all of the equity that might be involved(if any, sometimes very little in most cases I have seen). free commentary, take it or leave it.

For someone with a bankruptcy, would Carleton’s techniques still be a realistic option? I would imagine there are many seller’s out there who would require a credit check if they are willing to expose themselves by accepting a private mortgage.
